Convenient? Yes! But They Can be Deal Killer.
Don’t “OH BOOMER” me! I’m not suggesting going back to paper. I love the ease and convenience and efficiency of online applications. Paper apps are dead! They are obsolete. Our management company no longer offers paper rental applications. But there is a better way to use this convenience…especially with your onsite prospects.
When you have bonded with your great rental prospect…who now likes and trusts you…the worse thing to tell this willing renter is,
“Now when you get home, you can do your application online. Then we can get you moved in by the 1st.”
Too often you never hear from them again. They ghost you! A better strategy is to make it easy for the prospect to complete the application RIGHT NOW! Provide a quick and simple access to a laptop or tablet so they can get the “paperwork” completed NOW.
For less than $150 you can have a laptop (or two) in the office dedicated only to lease applications. The community business center might be an option, but it could be busy, or too far from your helpful and watchful eye. Laptops tend to be easier to keyboard than tablets and can be used anywhere on the property with Wi-Fi. Why not have one in the model, too?
When you have that prospect excited about making your community their new home, don’t send them away to do the application. Strike quick while interest is high. Finish strong and get the application RIGHT NOW.
