FEP is the magic ingredient that makes every leasing presentation well, magic! FEP stands for Friendly, Enthusiastic, and Professional. It has everything to do with making your leasing presentation memorable and persuasive. Let’s look at the first word in the FEP acronym: Friendly.
Nothing takes the place of a friendly leasing professional. A warm smile and a cheerful disposition are the foundation of great relationship leasing. When the prospect calls on the phone or enters the office, your very presence makes this VIP feel welcome. Yet, it’s not about how YOU feel.
Your friendliness does not come from inside…from how you feel about the prospect. Friendliness is all about how the prospect (and others) perceive you! You may feel like you are the friendliest person in town. But if you are perceived as unfriendly, then to the prospect, you are unfriendly.
ACT Friendly and You Will Be Perceived as Friendly
If you want to be perceived as friendly, don’t be reaching deep into your sweet little heart for some sunshine. Rather, notify your face and smile! Look in the mirror and practice looking pleasant. And be careful with your tone of voice. Make sure you “sound” welcoming and interested. Never let the prospect feel like they are an interruption.
You can’t always feel friendly…but with a little effort, you can almost always be perceived as FRIENDLY! And that is friendly enough.
